About Rubicon Construction

Built to Deliver for Every Client

Rubicon Construction is a commercial general contractor headquartered in Kenmore, Washington, serving the Pacific Northwest market with active expansion into surrounding markets.

Textured granite background.

Our Vision

To be a trusted construction partner, known for pioneering advancements, exceeding client
expectations, and fostering a supportive work environment.

Our Services and Sectors

We specialize in commercial tenant improvement (TI) construction and ground-up development, providing preconstruction, estimating, scheduling, and general contracting services for buildout and renovation projects.

We serve an array of commercial end markets, including restaurant and quick-service, medical and dental office, veterinary hospital, retail, industrial, food processing, senior living, low-income housing, daycare, landlord shell improvements, and fitness and wellness facilities.

Built From Relationships and Practical Construction Experience

The company works in a specific part of the commercial construction market: regional work in specialized environments where the construction details matter and where the client relationship is close enough to allow direct, responsive communication. That's not a positioning exercise. It reflects how the company was built and the types of projects the team chooses to take on.

The commercial construction sector that Rubicon serves, from dental and veterinary practices to restaurant and quick-service operators, retail and franchise brands, fitness and wellness studios, medical and senior-living groups, daycare and food-processing facilities, industrial tenants, and landlords improving shell space, is made up of business owners and operators who have a lot at stake in how their space is built. Getting it wrong is expensive. When the work is right and on time, that matters for leases, for opening campaigns, and for the clients they are building the space to serve. Rubicon takes that seriously.

Right-Sized for Specialized Commercial Projects

Rubicon is not trying to be the largest commercial contractor in the Pacific Northwest. The company is trying to be the right contractor for a specific type of work: specialized commercial interiors and tenant improvements, multi-site programs that require regional consistency, and clients who want to work with a team rather than a corporation.

That means ownership stays involved. Communication is direct. Project decisions are made by people who know the project, not by people who manage the people who manage the project.

Leadership Involvement

One of the ways clients describe working with Rubicon is that the team is present from kickoff through closeout. The leadership stays engaged throughout the project, which changes how problems are handled when they occur and how decisions get made when the schedule or scope needs to be adjusted. See the team page for more on the people behind Rubicon's projects.

How Rubicon Works With Clients

Most Rubicon projects start with a preconstruction conversation: scope review, early budget input, and schedule reality check. That conversation happens before the lease is signed or the design is complete, because that's when input has the most influence on cost and schedule. From there, Rubicon manages the construction scope, the permit process, the subcontractor coordination, and the schedule through to occupancy. See our construction process for a detailed look at how projects typically move from conversation to completion.

Full Preconstruction-Through-Construction Delivery

Rubicon's service offering spans the entire preconstruction-through-construction lifecycle, so the same team that prices a project stays accountable for delivering it:

  • Budgeting and CSI-based cost estimating
  • Critical path method (CPM) scheduling
  • Subcontractor bid solicitation and management
  • Landlord and lease-document coordination
  • Submittal review
  • Field supervision
  • Weekly owner-architect-contractor (OAC) meetings
  • Weekly project reporting
  • Project closeout
