Ground-Up Commercial Construction

Ground-up commercial construction starts with a site and ends with a fully constructed, permitted, and occupied building. Unlike tenant improvement work, which begins with an existing shell, ground-up projects require coordinating site work, foundation systems, structural framing, building envelope, mechanical and electrical systems, and interior finishes from the beginning of the project. The scope is broader, the coordination is more complex, and the timeline is longer.

Early Planning and Budget Development

Ground-up construction budgets are more sensitive to early decisions than tenant improvement budgets. Structural system selection, building envelope specifications, site conditions, and utility availability all affect cost significantly, and many of those decisions are made before construction documents are complete. Coordinating Site Work With the Building Schedule

Ground-up projects require tight coordination between site work and the building construction schedule. Foundation work cannot begin until site preparation is complete. Framing cannot begin until foundations are in place and inspected. Mechanical and electrical rough-in cannot begin until framing provides the structure to run systems through. Rubicon builds critical path method (CPM) ground-up project schedules with those dependencies explicitly sequenced, tracked through weekly OAC meetings and reporting, so the project team knows what needs to happen before each phase can begin.
