Specifying materials that look good at opening but fail at year two is a construction problem, not a maintenance problem. The contractor and the architect need to select materials for veterinary use, not for general commercial use.
Coordinate Equipment, Ventilation, and Plumbing
Veterinary clinics typically require HVAC systems designed for higher air exchange rates than a standard commercial office, particularly in kennel, treatment, and surgery areas. The ventilation design affects odor control, disease containment in isolation areas, and staff comfort. Getting this right requires mechanical engineers familiar with veterinary facility standards, not general commercial HVAC design.
Plumbing in a veterinary clinic extends to almost every room: exam rooms, treatment, surgery, prep, recovery, kennel, lab, pharmacy prep, and laundry. Identifying every plumbing point before framing is critical; rough-in changes after framing are expensive, and some changes after drywall require tearing out walls.
When to Bring in a General Contractor
