Yes. Mixed-use industrial facilities that combine warehouse or service space with office and customer-facing areas are a project type Rubicon has experience with. The Pape Kenworth project included integrated retail and office spaces within a larger warehouse and service building. Managing the construction standards for both the industrial and the commercial portions of that type of facility requires experience with both, and Rubicon has built that type of project.

Yes. Rubicon has experience phasing office remodels and reconfigurations to keep tenants operational during construction. This involves structuring the scope in stages, scheduling disruptive work outside business hours where necessary, and coordinating temporary access and workspace arrangements with the tenant's facilities team.

Yes. Rubicon builds office tenant improvements for commercial tenants across the Puget Sound Region, Oregon, and Idaho. The team coordinates with tenants, landlords, brokers, and architects from pre-lease budget review through certificate of occupancy, and is familiar with the documentation and approval requirements that commercial office buildouts typically involve.

Before signing the lease, if possible. A contractor review of the space before the lease is executed can identify existing condition issues, utility limitations, and cost factors that affect the real cost of the buildout in that specific space. That information helps with lease negotiation, improvement allowance sizing, and project budgeting.

A typical office tenant improvement includes framing and drywall for private offices and conference rooms, ceiling grid installation, flooring, paint, electrical for lighting and power, data and telecom rough-in coordination, HVAC distribution, plumbing for a breakroom or kitchenette, millwork and cabinetry, and interior doors and hardware. The scope varies significantly by space size, existing conditions, and the tenant's finish-level expectations.
