Yes. Mixed-use industrial facilities that combine warehouse or service space with office and customer-facing areas are a project type Rubicon has experience with. The Pape Kenworth project included integrated retail and office spaces within a larger warehouse and service building. Managing the construction standards for both the industrial and the commercial portions of that type of facility requires experience with both, and Rubicon has built that type of project.

Yes. Rubicon supports multi-site restaurant buildout programs where the operator is opening multiple locations with consistent kitchen layouts and equipment packages. Consistent kitchen construction across locations reduces training time and allows the operator's team to move between sites without relearning the space. Call (509) 381-4198 to discuss the scope and geography of a multi-site restaurant program.

Yes. Rubicon supports multi-site retail and franchise construction programs, maintaining consistent construction standards and project communication across locations in multiple markets. The team provides the documentation and communication practices that corporate construction managers and franchise development teams typically require from a regional contractor.

Yes. Rubicon builds retail tenant improvements, franchise location buildouts, and multi-site rollout programs for regional operators across the Puget Sound Region, Oregon, and Idaho. The team can work within franchisor brand standards packages and coordinate with corporate construction teams on franchise-specific requirements.

Rubicon reviews the franchisor's brand standards document before construction begins to identify where standards are specified, where local adaptation is permitted, and where site-specific conditions require coordination with the franchisor's construction approval process. The team documents deviations and approvals as part of the project record.

A vanilla shell is a raw, unfinished commercial space delivered by the landlord with base building utilities to the tenant's demised area but no interior finishes, partitions, or tenant-specific infrastructure. A second-generation retail space is a previously occupied retail space that already has some infrastructure in place, which may reduce costs if the prior use aligns with the new tenant's requirements, or may require demolition and rework if it doesn't.

Commercial kitchens involve a combination of systems that do not appear in other commercial spaces at the same density or load requirements. Type I hood and exhaust systems require penetrations through the roof with fire-rated assemblies. Grease interceptors require specific plumbing configurations. Commercial cooking equipment requires gas and electrical service at capacities that affect the building's utility infrastructure. Health department requirements add another layer of finish material and layout standards beyond the building code.

Rubicon supports occupied-space remodels for dental practices, veterinary clinics, restaurants, fitness studios, retail stores, and office tenants. The common factor is that the business needs to continue operating in some capacity during construction. Rubicon's approach to phasing, scheduling, and communication is adapted to the operational realities of each business type.
